Selling your homePricing and marketing that reach the right buyers

In today's GTA market buyers have more choice and more time, so the first two weeks on the market matter most. I price your home from real sales, prepare it to show well, and market it on MLS® and in English and Chinese channels.

What I do for you

Free market evaluation

A written comparative market analysis of recent sales, active competition and expired listings near you.

Preparation plan

Which repairs are worth it, which are not, plus decluttering and staging advice.

Professional media

Photos, video, floor plans and a virtual tour that make your listing stand out.

Marketing in two languages

MLS® and Realtor.ca, plus Xiaohongshu, WeChat Moments, Instagram and Facebook.

Showings and feedback

Coordinated showings, open houses and buyer feedback after every visit.

Offers and closing

Offer comparison beyond price, negotiation, and coordination with your lawyer to closing.

The process

Selling your home · The process

  1. Home visit and valuation

I walk through your home, note its strengths and issues, and prepare a written market analysis with a recommended price range.

  2. Listing agreement

We sign a listing agreement that sets the list price, term, commission, and how showings and offers will be handled. You decide whether to allow an open-offer process.

  3. Prepare the home

Small repairs, fresh paint, decluttering and staging. Gather documents: survey, permits, utility costs, property tax bill and, for condos, building documents.

A pre-listing inspection can help buyers firm up faster.

  4. Photos and launch

Professional photos, video and floor plans, then launch on MLS® and Realtor.ca with English and Chinese promotion.

  5. Showings and open houses

Showings are booked through a showing service and I share buyer feedback with you every week.

  6. Review offers and negotiate

We compare price, deposit, conditions and closing date. I negotiate sign-backs and, if there are several offers, run a fair process.

  7. Conditions period

The buyer completes inspection and financing. I handle requests and keep the deal on track until it is firm.

  8. Closing

Your lawyer pays off your mortgage and transfers the proceeds. Leave the home clean with the agreed items, and hand over keys and codes.

Things to watch

Things to watch

Check your mortgage penalty

Ask your lender for the prepayment penalty, or whether you can port the mortgage to your next home.

Plan the buy-sell timing

Decide whether to sell first or buy first, and line up bridge financing if the dates do not match.

Disclose known defects honestly

Problems that are hidden and make a home dangerous or unfit, such as a known leak or structural issue, must be disclosed.

Write inclusions clearly

List which appliances, light fixtures and window coverings stay, to avoid disputes on closing day.

Selling a tenanted home

Tenants must get 24 hours' written notice before showings. If the buyer wants vacant possession, notices and compensation must follow the Residential Tenancies Act.

Know the tax rules

A principal residence is usually exempt from capital gains tax but must still be reported on your return. Homes held under 12 months may fall under the federal anti-flipping rule. Non-resident sellers need a CRA clearance certificate.

Common questions

Common questions

How much is the commission?

Commission is negotiable and written in your listing agreement. It usually covers both the listing brokerage and the buyer's brokerage.

How long will it take to sell?

In September 2026, GTA homes took 34 days on average. Well-priced homes in good condition usually sell faster.

Should I renovate before selling?

Usually not a major renovation. Paint, repairs, lighting and staging give the best return. I will tell you which items are worth it for your home.

Should I hold offers until a set date?

It can work when inventory is tight. In a slower market, listing at market value and reviewing offers as they come is often safer.

Will I pay tax when I sell?

Your principal residence is usually exempt. Rental or second properties are taxed on the capital gain. Ask your accountant before listing.

Can I sell with tenants in the home?

Yes. Buyers can take over the lease, or you can arrange vacant possession following the proper notices and compensation.

Should I move out before listing?

Not necessarily. A tidy, staged home that is lived in can show very well. Vacant homes usually need staging.
