Buying a homeFrom your first condo to your family home
Buying in the GTA moves fast and the paperwork is binding from the moment your offer is firm. I help you set a realistic budget, find the right area, price your offer from real sales data, and protect you with the right conditions.
Needs and budget
We map your must-haves, timeline and total monthly cost, not only the price.
Mortgage pre-approval
I connect you with trusted mortgage brokers and banks, in English or Mandarin.
Area and school research
School boundaries, transit, future development and resale value for each area.
Pricing from sold data
Before every offer you see recent comparable sales, not just list prices.
Offer and negotiation
Deposit, conditions, closing date and inclusions written to protect you.
Through closing and after
Inspection, lawyer, insurance and move-in, plus help long after you get the keys.
Buying a home · The process
Free consultation
We talk about your goals, budget, timeline, preferred areas, schools and commute. You leave with a clear plan and a list of next steps.
Mortgage pre-approval
A lender checks your income, debts, credit and down payment. Federally regulated lenders qualify you at the higher of 5.25% or your rate plus 2%. Have ready: ID, employment letter, recent pay stubs, two years of tax assessments if self-employed, and 90 days of statements showing where your down payment comes from.
A pre-approval usually holds a rate for 90 to 120 days.
Buyer representation agreement
Ontario law (TRESA) requires a written agreement with your brokerage before an offer is made. It lists the services you receive, the commission, and how long the agreement lasts. In most resale purchases the commission is paid from the seller's side; the agreement also says what happens if that amount is lower than agreed.
Search and viewings
I set up MLS® alerts for new listings, book showings and research each home: sold history, permits, renovations, and for condos the status certificate, reserve fund and building rules.
Ask early about anything that matters to you: pets, rental restrictions, parking, basement height.
Offer and negotiation
The Agreement of Purchase and Sale sets the price, deposit, closing date, inclusions (appliances, light fixtures) and conditions. The deposit is often about 5%, delivered within 24 hours of acceptance and held in trust. When several buyers compete, I advise on price and terms based on the sold data.
Conditions period
Typical conditions are financing, home inspection, lawyer review and, for condos, status certificate review. Once everything checks out you sign a waiver and the deal is firm.
Resale homes in Ontario have no cooling-off period. After the deal is firm you are committed.
Before closing
Hire a real estate lawyer, arrange home insurance, book movers and utilities, and visit the home as allowed in your agreement. A few days before closing, send your lawyer the rest of the down payment and closing costs.
Closing day and after
Your lawyer registers the transfer, pays land transfer tax and applies any first-time buyer rebates. You get the keys, usually in the afternoon. I stay available for contractors, property tax questions and future plans.
Things to watch
Keep your finances steady
After pre-approval, avoid new loans, large purchases or a job change until closing. Lenders recheck before funding.
Document your down payment
Lenders need a 90-day paper trail. Gifts from family need a signed gift letter, and funds from abroad should arrive well before closing.
Walking away is costly
If you fail to close a firm deal you can lose your deposit and be sued for the seller's losses if they resell for less.
Offers without conditions
In a bidding war, a firm offer means no inspection or financing safety net. If the lender's appraisal comes in low, you cover the gap in cash.
Check what insurers check
Knob-and-tube wiring, oil tanks, galvanized pipes and unpermitted basement units can make insurance hard to get or expensive.
Rules for non-Canadians
The federal ban on most non-Canadians buying residential property runs to January 1, 2027. Ontario's 25% Non-Resident Speculation Tax applies province-wide, and Toronto adds 10%.
Common questions
Do buyers pay a commission?
In most resale purchases the seller pays both brokerages from the sale proceeds. Your buyer representation agreement states the commission and what happens if the seller offers less.
What is the minimum down payment?
5% of the first $500,000 and 10% of the portion above it, for homes under $1.5 million. Homes of $1.5 million or more need 20%. Under 20% down requires mortgage default insurance.
What help is there for first-time buyers?
Land transfer tax rebates (up to $4,000 Ontario and $4,475 Toronto); the First Home Savings Account (up to $8,000 a year, $40,000 lifetime); RRSP Home Buyers' Plan withdrawals up to $60,000 each; 30-year insured amortization; and large GST/HST rebates on new homes.
Who counts as a first-time buyer for the tax rebates?
For Ontario's land transfer tax refund, you must never have owned a home anywhere in the world, your spouse cannot have owned one while you were together, and you must move in within nine months.
Where does my deposit go?
It is held in trust, usually by the listing brokerage, and credited to your purchase price on closing.
Can I skip the home inspection?
You can, but it is risky on resale houses. If competition is strong, a pre-offer inspection lets you offer firm with more confidence.
I'm new to Canada. Can I get a mortgage?
Many lenders have newcomer programs. The down payment and documents required depend on your status and income history. Some permit holders are exempt from the foreign buyer ban; we confirm your situation with a lawyer first.
Can I buy before I sell my current home?
Yes. A bridge loan can cover the gap between your purchase and sale closing dates. We plan the timing so you are not carrying two homes for long.
