Renting in Ontario as a newcomer or student

Documents landlords ask for, your rights under the Standard Lease, and how to avoid rental scams.

Updated 2026-11-04

Finding a rental in the GTA is competitive, and newcomers often lack the Canadian credit history landlords look for. Here is how to prepare, what the rules are, and how to stay safe.

Documents to prepare

  • Photo ID and your study or work permit
  • Employment letter, or proof of funds and enrolment for students
  • Recent bank statements
  • References from previous landlords, if you have them
  • A credit report. Without Canadian credit, you can offer a guarantor or extra proof of funds.

Your rights under Ontario law

  • Standard Lease. Most residential tenancies must use Ontario's Standard Form of Lease.
  • Deposits. A landlord can ask for a rent deposit of no more than one month's rent, which must be used for your last month. Damage deposits are not allowed; a refundable key deposit is.
  • Payment. A landlord cannot require post-dated cheques or automatic payments.
  • Rent increases. Usually once every 12 months with 90 days' written notice. Units first occupied after November 15, 2018 are not covered by the annual rent increase guideline.
  • Disputes go to the Landlord and Tenant Board.

How to avoid rental scams

  • See the unit in person, or by live video with an agent you have verified
  • Confirm the person renting it is the owner or authorized by the owner. An agent can check ownership records.
  • Never send money before you have viewed the unit and signed a lease
  • Be suspicious of rent far below market, pressure to decide immediately, or requests to pay by gift card or wire
  • Pay by a traceable method and keep receipts

Working with an agent

For many GTA rentals listed on MLS®, the landlord pays the agents' commission, so representation often costs the tenant nothing. Confirm this in your agreement before you start.

Many landlords and condo buildings also require tenant insurance before you move in.
